The bad news but it has not really improved either.

One of the interesting things to note in both of the above charts is the sales are remaining relatively flat
and the new listings are continuing to increase. This is causing a wide gap between the amount of properties
for sales & those sold. In other words - there is a lot to chose from.

Sellers this means you must price your property competitively & make your property sparkle to out shine your competition.
Buyers this means now is a great time to buy!

A few points I find to be of nterest from the Sales by Area Charts:

The DOM numbers are not dramaticaly different July 2008 vs July 2007.

Land sales were showing the affect of the market bubble prior to 2008 and are continuing that trend - way too much inventory in land.

The number of Residential sales droped 23% compared to July 2007 with the dollar volume dropping 45% over July 2007.

To wrap up this monthes report - remember this is only a broad snapshot of 1 month of the year. Many variables are involved in establishing

It's Rockbridge County FAIR Time!

In rural counties across the country, the county fair season has started. Those of us living in rural communities communities look forward to Fair.
It's a time for friends, a time for a little friendly competition - everything from tractor pulls to the the best chocolate cake! 

My favorite part of the fair is the FFA (Future Farmers of America) and the 4H competitions.
I spent a few hours walking around the livestock exhibits this week, talking with friends, kids & their parents. 

As always pictures are worth a thousand words and I took over 350 photos in a few hours!

Below is a bit about the 4-H & FFA Livestock Sale. I'll admit I'm a whimp when it comes to going to the sale. I just can't look the animal in the eye then see it on the dinner table.
It goes back to childhood at my grandparents farm. I did not eat chicken (not even my grandmothers outrageously delicious pan fried chicken) for 2 years after Charlie & Shirley disappeared to the freezer.

4-H/FFA Auction- A great place to buy locally grown products

The 4-H/FFA Livestock Auction is held annually to provide a special auction for 4-H and FFA exhibitors to sell their market animal projects.  This year the exhibitors will be offering approximately 90 animals for sale, 18 goats, 20 hogs, 29 lambs, and 22 steers. Exhibitors who sell livestock use the proceeds to reinvest in future 4-H/FFA projects, or they may set their earnings aside for an educational and/or business expense.

As a buyer, you are investing in these exhibitors’ futures by encouraging them to stay involved in agriculture.  The 4-H and FFA members are involved in various educational, community service projects, and entertainment activities throughout the year.

Benefits include:

Quality Products:  All animals sold will grade select or better as determined by a state grader.  You will receive top quality, locally raised beef, pork, lamb and goat.

Support: The livestock auction is a great place to show your community involvement and support of local youth.  Throughout the year exhibitors learn feeding, grooming, training, record keeping, and proper livestock management practices.  Exhibitors selling livestock may use the proceeds to reinvest in future projects or they may set their earnings aside for educational or business opportunities.

Advertising:  Your name will be announced at the sale, printed in the full-page ad in The News-Gazette, as well as being listed in all show materials for 2009.  Buyers also receive a thank you placard with a photo of the exhibitor and the animal purchased. 

           

Payment: Payment, if at all possible, is to be made the night of the auction. 

There are several ways you can participate!

Attend In Person: The annual auction is full of excitement for you as a buyer and for the exhibitor.  It will be an unforgettable experience for you.  Livestock Advisory Council members will be present to assist you with your bid.

           

By Proxy: You may contact a Livestock Advisory Council member to make a proxy bid.  This will allow a member of the council to make a bid for you.  Please contact Susan Showalter at (540) 460-2016, Margaret Ann Smith at (540) 460-4899 or Allen Strecker at (540) 570-7799 for more information.

On Sale Day: Please be sure to stop by the show office to become a registered bidder.  You will receive a buyer’s bid number at the time, as well as directions for the conclusion of the sale; such as buyer checkout, processor sheets, etc.

Those were the days

For about 14 years we went to the International Fancy Food Show.

Most of those were as the founder of Cooks & Connoisseurs but a couple were as a Food Broker representing about 30 companies.
Those were indeed the days. Image the entire Jacob Javits Center in NYC filled to overflowing with gourmet food vendors from all over the world vying for you to sample their products. In the space of 20' you could taste the worlds best chocolates, 3 mustards, 2 salsas, 4 pates & that's just the a few examples.

Yes indeed those were the days.

This years show is being held June 29th - July 1st. I will not be there - only folks in the industry are allowed to attend. I could call in a favor from friends still in the industry - hmmm maybe next year.

May Market Statistics

I have been providing clients, sellers & buyers, with market trends reports for awhile but have not posted them on the website for several reasons.
The main one  - general numbers are vague numbers meaning that one size does not fit all when it comes to stats.  The report below is perhaps the best of the market snap shots for Rockbridge County (not including cities of Buena Vista or Lexington) for residential properties. (note: this report is 1.1.2008 to 6.3.2008) Its a good starting point for market research, you can quickly compare how many homes have sold in a price range with those that are currently active or pending. An interesting comparison is the average & median selling price compared to the average & median listing price - this may help explain some of the long days on market. Check back for my next post - refining the search for more meaningful stats.

I have very eclectic taste in music; all the way from big band swing music to old rock & roll to bluegrass & most everything in between.
One consistant is Musical Freestyle Riding at the upper levels, this combines my love of horses & music. When done well the horse & rider become one as they dance.

Josef & Anni Albers - The weavings of Anni Albers & the color theory of both Anni & Josef have inspired my art since the 1970s.

As a horse crazy kid I always wanted to be an equine vet or a horse trainer.
Since my late teens I've wanted to an artist - fiber of all types - weaving, kniting, needlepoint, quilting, spinning & jewelry. I'd love to spend my days in the studio working with color & texture. I guess that's why I enjoy the web design & marketing side of Real Estate so much.

6. What is the most interesting piece of trivia you know?

The village of Oriental, NC was orginially known as Smithville or Midyetteville after 2 of the founding families. It was named Oriental after the nameplate of a sunken ship "the Oriental" washed ashore & was tacked to a tree at the gate to the town. How's that for useless trivia?

7. If you could live in any point in history what would it be and why?

For many reasons this is an exciting time to be living.   Internet & computers have made communication & collaboration possible; easier, faster & with a wider range of people than every before. I love my online community of friends. It's an exciting time to live.

8. What is the most interesting job you have ever held? 

As a serial entrepreneur every job I've had has been interesting.  

I've been hooked on having my own business since I founded Cooks & Connoissuers, a retail specialty food store in New Bern, NC specializing in fine foods from around the world, fine wines, bakery, cooking school, and tools for the cook.

Real Estate gives me the opportunity to continue to learn on a daily basis marketing, technology & leadership skills. There is never a dull moment in Real Estate!

Fire on the Mountain - St Mary's Wilderness Fire

On Tuesday evening I noticed smoke on the mountains to the north of us - forest fire!  As the week progressed the fire rapidly spread from one ridge to the next rapidly growing from a few hundred acres to over 4500 acres of the St Mary's Wilderness. Rt 56 from Vesuvius to the Blue Ridge Parkway was closed as was the a section of the Blue Ridge Parkway. The night sky glowed with red outlines of the mountain ridges - a very unsettling view.

Friday afternoon I took a break from my new computer for a little walk around the paddock and could not believe my eyes - the fire was hugh & getting much closer. Time for a little fire chasing ... I picked up a friend that knows the back roads of the mountains like the back of her hand & off we went camera in hand.

We live next door to a church. Great neighbors - only home 3 times a week: Sunday morning, Sunday evening & Wednesday night with the occasionally a Saturday wedding or evening softball game. You get the picture.

Recently a new pastor took resisdence in the parsonnage, we've not met him. My husband was getting his hair cut last week, the stylist, a member of the church next door, shared part of the Sunday service with him. It went something like this:

"we're glad to be a part of the community, its a warm & friendly community. I can tell because the horse next door wears a blanket....."

That's my boy Willy in the blankie! Cool

Valley Treasures – One home at a time…

One man’s passion for the Valley he calls home.

Keith Groah considers himself “fortunate to have lived my entire life in the Rockbridge area”. Keith’s family has been in the “building trade” for over 100 years. He has seen first hand, the passion evident in the work that goes well beyond just “making a living”.

“The Valley has been blessed with individuals that have long been gone but their life and legacy lives on in the houses they called home. Many of the homes date well before 1800’s and speak volumes of history. His life long love of admiring the Shenandoah Valley and the beauty that it possesses is evident in the passion he has for the Valley’s old homes.

Thank you Keith, with out your passion and insight to persevere these “Valley Treasures” for the next generations to cherish, all their history and craftsmanship, they may be forever lost.

VAR Legislative & Education Conference

Wow - I'm just wrapping up day 2 of 4 here in Richmond at our VAR Legislatice & Education Conference.

I'm really too tired to be writing this blog but also too excited not to write it. 

Day one was a long "1/2 day". My first session was on Policy Manuals taught by VAR Legal Guru: Lem Marshall. While geared mostly to the Broker Office poffice manuals, I took many notes about things that also would relate to our Local Association Manual.

Virginia Managers Council hosted Broker Roundtables - speed dating style. 4 tables each with a "date" or host with a pre-selected topic of discussion.  Topics included "How to keep a positive attiutude in the office" (my personal office favorite method is to hold a purring cat), Operating a Virtual Office, Business Planning for Office & Agents & Managing the Brokerage Books. More details to come in a later post.

Day 2 has been a full day. This is the day that REALTORS storm the Hill. Morning Brief on important issues & Bills currently in the house & senate then the march or bus ride to the hill for "face time" with your representatives.  While I attended the briefing, I decided to take the morning to meet with our local association executive & make plans for our roll out to membership of our new proposed Strategic Plan. Then to meet with Harrisonburg's Association 2007 President. The exchange of information & spirit of cooperation is profound. Sallye - a liscensed VAR Instructor offered to help with some education programs being developed.

RPAC Awards Luncheon & wrap up of the Day on the HIll. VAR is the second largest PAC in the state & a well respected for being the voice of property right issues. RPAC goal for this year is lofty & was kicked off with quite the performance by "THE RPAC DIVAS" - you really had to be there for that one!

IMAG - Information Management Advoacy Group. This is my first year on one of the AGs, I must say I am impressed with the depth of knowledge of both the volunteers & the staff liasons involved in IMAG. (I'm very proud to see 3 members of my VLA 2007 class members at the table.) Ben Martin, CAE Communications Director unleashed the social media bug on VAR last fall. VARbuzz.com, VAR Facebook Group, VAR LinkdIN Group are all part of the official VAR social media plan. Jovan Hackley, the new Marketing Manager is sharp! look for the new "TOP 10" postcard - (download the pdf here). Just wait until you see the new member plan he is working on! I'd be remiss not to mention Lisa Noon, VP Marketing & Communications & Scott Rogers, Chair of IMAG.

A side note: There are a large number of Virginian REALTORS that participate in social media conversations on a daily basis with a national "group" of REALTORS. We share market info, tech tools & advice, send & recieve referrals, talk about our day, share jokes & troubles - we consider ourselves friends BUT many have never met face to face. Today several of us met face to face for the first time. Pretty cool experience even if I am the old lady of the bunch! Make sure to read:

As if that's not enough next was a video blog interview with Ben Martin talking with Tony Arko, Technology Chair DAAR & myself about the use of the Ning platform of social media as a communication tool for our local REALTOR associations. We've been sharing information, tips, tools but had never met in person. Boy do I have some great ideas for our new Information Management Committe & their website project!

A quick visit to the I81 Corridor meeting. The AEs had a few questions & input for IMAG new member project & that wrapped up the daylight hours of the day.

A fast run to drop off computer, then on to the Legisaltive Reception to rub elbows with our elected officials. AND rub elbows is the right term, the pre-registration numbers for this year indicate this will be a record breaking attendence.

Finally, dinner with 3 members of VLA 2007. Then back to the hotel to prepare for tomorrow.

First meeting tomorrow - 7:30 am. Night all!  I can't wait to meet Michael Wurzer, FlexMLS, who will speaking at the MLS Forum!

How I rang out the old year....

My last post was about why I rang OUT the old year - this one is how I rang it out ... well and a bit more about why...

My good friend G.had a bad year too - her competetion horse suffered an injury a few weeks before I got hurt.

The cut was the result of a careless worker leaving a bow saw out after cleaning up from an ice storm. The first reports from the vet were that despite the bloody, ugly wound the internal structure of his joint & hoof were fine. It would be a slow but full recovery if no infection. Stall rest, bandages & a round of antibotics were in order. Morning one all is fine by that afternoon all was not - a major whole body reaction to the antibotics. 

G. spent the next 6 months performing 24/7 care for her friend & competition partner. As both a well trained Vet Tech & a RN, she was well qualified to perform task most would have been unprepared for. Her Vet Tech days were spent at a top equine hospital. Her contacts there & at Blue Ridge Equine did all that could be done. The laminitis from the drug reaction had caused too much damage to the internal structure of the hoof.  G. had to make the decision no horse owner ever wants to make... it was time to stop the pain & let him go.

I've been there with the sick horse & had to make that decision before. Its hard, it's tough, it sometimes has to been done. Quality of life.

So G. & I decided to Ring OUT 2007 with a dinner at her farm. I can say we rang it out in with in style with a bang & a crash. G. made the trip across "the mountain" to Whole Foods for a special stuffed lamb roast. She carefully seasoned it, inserted cloves of garlic, rubbed rosemary & secret spices into the surface & placed it in the oven.  An hour later a large bang & crash was heard thru her home. Assuming the dogs had gotten into something, G dashed to the kitchen to find smoke billowing from oven. A peek inside revealed horrors: The glass baking dish, they had used before, had exploded sending glass, lamb & lamb juices all over the oven.

You must agree it was the perfect ending to send off 2007!
